Move-in Checklist for New Tenants

  1. Please have Utilities switched to your name as of the date your lease starts.

  2. Please give your Idaho Power Account # to LPM

  3. Please give your Intermountain Gas Co. Account # to LPM*

  4. Please provide LPM with a copy of your Renter’s Insurance.**

  5. Please provide LPM with a copy of your Driver’s License for your file.

** Lezamiz Property Management, LLC. requires all tenants to carry Property Insurance for their personal property.

If your pet has been approved with your application, you will need to complete the Pet Agreement and e-mail a photo of your pet to rent1@renttwinfalls.com for your file.

Move-out Check List for Tenants

At the present time, all Move-Out Evaluations will be done by the Evaluator only due to Covid-19.

Call our office to schedule a Move-Out Evaluation at least 5 business days in advance.

Important!  Please bear in mind All Utilities Must Be On to complete your Move-Out Evaluation.  Please do not schedule the termination of your utilities until after the completion of your Move-Out Evaluation.  In the event any of your utilities are off at the time of the Move-Out Evaluation, it will require a rescheduling of your Move-Out Evaluation.  This may include a five (5) business day advance notice to reschedule your Move-Out Evaluation as well as additional rent charges as a result of rescheduling.

 Schedule a Professional Carpet Steam Cleaning.  Schedule the cleaning in advance for a specific date and time, giving carpet adequate time for drying PRIOR to your Move-out Evaluation day.  Please remember to provide us with a copy of the carpet cleaning receipt.  Please refer to Exhibit A (click to download) of your Lease Agreement for any questions.  Also, please remember if you have a pet(s), a pet treatment will also be required, see Pet Agreement, page 4.

Plan ahead: Put out unwanted items in the trash and recycle bins.  Please remember, should debris be left behind at the property, tenant(s) will be charged for removal of any items.

Don’t forget the little items:
Replace any burnt out light bulbs.
Make sure the garage and storage areas are cleaned and free of any debris.
Make sure the yard has been mowed and flower beds have been cleaned.
Make sure all doors and Windows are closed and locked!

If you have any mailbox keys, please return them to the Post Office.

Upon completing your Move-Out Evaluation, please return all keys and garage door openers to out Move-Out Evaluator and provide us with a forwarding address for a timely return of your Security Deposit.  Should you have any questions regarding timelines, the process for the Move-Out Evaluation, or any other concerns regarding your vacating our properties, please feel free to contact our office at 208-734-1900.

General:
1. Be sure all interior and exterior light fixtures are clean and have working light bulbs.
2. Remove all trash from home, property and street. Be sure all trash and recycling receptacles are empty.
3. Clean out storage areas, clean walls and floors of garage and storage areas.

Kitchen:
1. Clean oven range thoroughly including stove top areas and drip pans.
2. Clean interior and exterior of refrigerator (do not turn off or unplug).
3. Clean sink, counters and all appliances including dishwasher and disposal if applicable. (Run cleaner or vinegar through a long cycle on dishwasher and clean disposal with OTC disposal cleaner).
4. Clean interior and exterior of all kitchen cabinets and drawers.
5. Clean doors, flooring, baseboards and all floor and ceiling vents.

Bathroom:
1. Clean tub, shower areas. Remove soap scum and hard water build up.
2. Clean sinks and fixtures. Clean toilets and remove ring from toilet bowls.
3. Clean interior and exterior of all cabinets and drawers.
4. Clean walls, ceiling and doors, including light switch plates, door frames and knobs.
5. Clean flooring, baseboards and all exhaust fans, floor and ceiling vents.

Other Rooms:
1. Clean interior of all closets. Clean all walls and doors, including light switch plates, door frames and knobs.
2. Do NOT patch nail holes or damage to walls.
3. Clean all ceiling and floor vents.
4. Clean interior of windows, including glass, tracks and sills. Clean all window blinds and/or window coverings.
5. Remove cob webs from ceiling areas and light fixtures, throughout the property.

Yard:
1. Mow front and back lawns (if applicable), clean all landscaped bed areas and remove weeds.
2. Pick up all debris- including pet feces.
3. Sweep driveway; remove any grease or pet stains.
4. Clean exterior entry way and any patio areas.

Terms 1: By checking here, I agree that any maintenance or repair necessary as a result of negligence by tenant and/or guest shall be billed to tenant and /or deducted from security deposit.

Terms 2: This serves as notice of entry by Landlord or Contractor to inspect and/or repair the rental property as scheduling allows.
