Communication

We are in constant contact with our Tenants and we are here to make sure that your needs regarding your rental home or commercial lease are addressed.  We listen to your complaints and take your concerns seriously.  Any issues that may arise, we are here for you.

Maintenance*

We make sure yearly and seasonal maintenance for many properties is taken care of for you.  Any furnace filters, outside plumbing, sprinkler blow-outs, among many other property maintenance items are done for you.  While not all lawn mowing is include with all properties, we can certainly help get you signed up for our lawn mowing service.

Our Tenant Screening Policies

The CREDIT AND BACKGROUND CHECK includes these requirements:

Income shall be 2.5 times the rent, excluding utilities.

A credit score of 600 or above is preferred, if score is lower than 600 a co-signer may be required.

Previous Notice of Eviction, Eviction, or Unlawful Detainer shall result in denial of application.

Any recorded or unrecorded collections or judgments currently outstanding, or within the last 7 years, may result in denial or require co-signer/s. More than two (2); or a combined collection or judgment amount, in excess of $500.00 or more may result in denial of application.

Any Charge off Accounts within the last 7 years may result in denial of application.

Any conviction of rape, arson, child molestation, manufacturing and/or distribution of drugs shall result in denial of application.

Verification of income and employment shall be made by:  A. Employment Verification. B. Proof of self-employment shall be made by providing a copy of your most recent tax return. C. Non-employment income shall require verification of its source, its stability, and the amount.

Employment of less than 9 months may result in the requirement of a co-signer.

Our Properties are considered Single Family Dwellings and Occupancy Standards apply. Applications can be denied for specific units based on Occupancy Standards. Please Inquire.

No Smoking Policy: No Smoking permitted in any of our Rental Properties.

*NON-REFUNDABLE Application fee of $35. Per adult, 18 years and older, is required prior to processing of the application. If a co-signer/s is required, each one will be required to pay the $35 application fee to also process their application/s. THERE IS A POSSIBLE DENIAL OF APPLICATION FOR LOW OR NO CREDIT SCORE ON ANY APPLICANT.

* A ONE TIME NON-REFUNDABLE LEASING FEE OF $150.00 DUE AT TIME OF LEASE SIGING.

*IF PETS ARE ALLOWED AT THE PROPERTY A PET DEPOSIT AND MONTHLY PET RENT WILL BE CHARGED.

*Pet Policy – All pets must be approved by Lezamiz Property Management, LLC. A $200.00 refundable pet deposit per animal and $55.00 a month in monthly pet rent per animal will be charged. A signed pet agreement and photo of pet(s) is required.

Specifically, Prohibited Pets: Birds, Fish (in tanks of 20 gallons or more) Monkeys, Pigs, Pot-bellied pigs, Guinea pigs, Rabbits, Ferrets, Chinchillas, Hamsters, Mice, Rats, and Weasels, Snakes and Spiders.

Specifically, Prohibited Dog Breeds: Bull Mastiffs, Bull Terriers, Doberman Pinschers, German Shepherds, Huskies, Malamutes, Pit Bulls (American Staffordshire Terriers, Staffordshire bull terriers or American Pit Bull Terrier), Rottweilers.
